Mortgage Data Verification That Runs Inside Your Loan Origination System.
PitchPoint’s Application Data Verification (ADV) workflow verifies every borrower, participant and property data point before funding. It runs natively in ICE Encompass, MeridianLink Mortgage, Calyx Point, Calyx Path and ByteLink. Findings are graded by severity, so false positives stay under 1%. Your underwriters clear findings, not noise.
A Complete Verification Toolkit
From pre-qualification to closing, our product suite provides a multi-layered defense against fraud and error.
Application Data Verification (ADV) Workflow & Fraud Risk Report
When an investor questions a loan file, “we ran a fraud report” is not an answer. PitchPoint's Application Data Verification (ADV) is a configurable mortgage fraud detection workflow, and the ADV Fraud Risk Report is what it produces. It runs inside your loan origination system. The workflow checks hundreds of borrower, participant and property data points on every application, then grades each finding by severity. A transposed digit comes back as a low-severity miskey. A fabricated identity comes back as a high-severity discrepancy, routed for review. Lenders see false positives under 1%. And the rules are yours: you set which results a check can return, the severity each carries, and the remediation steps your underwriter reads.

Key features & benefits:
- Runs inside your loan origination system: ICE Encompass, MeridianLink Mortgage (LendingQB), Calyx Point, Calyx Path and ByteLink. Also ordered through Mortgage Credit Link, now XedaLink. Dark Matter Empower is in development
- Order it one-click in ICE Encompass, or set up automated service ordering through Encompass Partner Connect
- Findings are graded, not scored. Every check returns Pass, Fail, Discrepancy, Miskey, Alternate or Close Match, each with a severity of High, Medium, Low or Clear
- Only findings marked Review Required reach an underwriter. The rest clear themselves
- You author the rules: which results a check returns, the severity it carries, and the remediation steps your underwriter reads
- Your credit policy is encoded once as a template, then applied to every loan. It can differ by investor or channel
- Direct integration with LOS loan conditions arrives September 2026
- Refresh data elements before closing at no extra cost
- Runs on PointServices, PitchPoint's SOC 2 Type 2-certified verification platform
- Sold through reseller platforms as ADV-120
What ADV checks:
- Identity: SSN, date of birth, first and last name, address, ZIP and phone each verified and graded independently, separating a miskey from a genuine discrepancy, an alternate identity record or a close match
- Participant screening: every loan participant checked against GSE, federal and investor exclusionary lists — OFAC, HUD LDP, FHFA SCP, SAM EPLS, Freddie Mac and ASC appraiser among them
- Undisclosed liens: MERS active and inactive lien discovery, plus civil court bankruptcy, judgment and lien records
- Occupancy and ownership: property ownership history, current and undisclosed owner, recent address, foreclosure history, and days since last transfer against a configurable flip window
- Employment: employer name and address verified, reverse phone lookup, and employer distance from the subject property against a configurable mileage threshold
- Business due diligence: company watchlist screening, NIPR license status, regulatory actions, and attorney bar-card status and sanctions
- Property risk: FEMA disaster recency for the subject property and state house-price-index trend, each against a configurable threshold
- Affiliated business: disclosed-versus-actual affiliated business relationships between loan participants
Civil Court Search
PitchPoint's Civil Court Search is a national court records search — municipal, county, state, and federal — that surfaces the bankruptcies, tax liens, and civil judgments against a mortgage applicant that credit bureau data often omits entirely.
Show MoreShow Less
Key features & benefits:
- Proprietary matching, filtering, and de-duplication for accuracy
- Comprehensive coverage across court levels
- Optional suppression of bankruptcy data (investor-driven)
- Customizable age filtering
Typical risk addressed:
- Hidden judgments, tax liens, and bankruptcies missed by bureau data
ID Investigation
PitchPoint's ID Investigation is a deep-dive identity verification report for mortgage applicants that goes beyond matching name, SSN, and date of birth to expose discrepancies, alternate identity records, and anomalies such as miskeyed data, aliases, and synthetic identities.
Show MoreShow Less
Key features & benefits:
- Access to extensive consumer data networks beyond credit bureaus
- Enforces industry, investor, and custom watchlists
- Explains discrepancies: shows what's verified and what's suspect
- USPS-verified standardized address
- Optional median income by ZIP for contextual insights
Typical risk addressed:
- Identity fraud, synthetic identities, misrepresentation
Participant Report
PitchPoint's Participant Report is a loan-participant screening report that verifies every party to a mortgage transaction — borrower, co-borrower, seller, settlement agent, and appraiser — against exclusionary lists and watchlists, so excluded or disqualified participants are identified before funding. It is not a secondary-market loan participation report.

Key features & benefits:
- Matches individuals and companies against GSE-required, investor, and custom exclusionary lists including OFAC-SDN, HUD-LDP, FHFA-SCP, GSA-EPLS (SAM), Freddie Mac Exclusionary, and ASC Appraiser
- Screens against thousands of excluded party records, including all known alias names
- Imports participant data via LOS or uploaded file (reduces manual entry)
- Flags excluded/disallowed parties early in the process
Typical risk addressed:
- Hidden risks from excluded or disqualified participants
SSA Direct
PitchPoint's SSA Direct is a borrower-authorized verification that checks an applicant's name, Social Security number, and date of birth directly against Social Security Administration records, confirming the identity at its source rather than against a credit bureau copy of it.
Show MoreShow Less
Key features & benefits:
- Requires borrower authorization (SSA-89)
- Returns deceased indicator (if applicable)
- Accessible via LOS integration, credit platforms, or web portal
Typical risk addressed:
- Prevents SSN misuse or identity mismatch at the root
SSN History
PitchPoint's SSN History is a report on the historical use of a Social Security number, listing the names, addresses, and activity associated with it over time so that aliasing, number sharing, and other suspect usage patterns surface before underwriting.
Show MoreShow Less
Key features & benefits:
- Tracks first and last date SSN was used, linked names and addresses
- Flags mismatches, aliasing, or suspect usage
- Critical for spotting identity anomalies early
Typical risk addressed:
- Detects fraudulent or conflicting SSN activity before underwriting
Employer ID (Employer Details)
PitchPoint's Employer ID report verifies that a mortgage applicant's stated employer is a real, registered business whose name, address, and phone number match official records — the check that exposes fabricated or shell employers used to inflate reported income.
Show MoreShow Less
Key features & benefits:
- Business directory lookup for registered name, address, and phone
- Identifies key executives
- Contextual checks: exclusion lists, affiliations, suspicious activity
Typical risk addressed:
- Fake or unverifiable employers used to inflate income
IRS Tax Transcripts (D1C)
PitchPoint's IRS Tax Transcripts (D1C) service validates a mortgage applicant's income directly against IRS tax filings — 1040, 1065, 1120, W-2, and 1099 — typically across multiple years, replacing self-reported income with hard verification from the tax authority itself.
Show MoreShow Less
Key features & benefits:
- Hard verification from IRS data (vs. self-reported income)
- Reduces income misrepresentation risk
- Essential for self-employed or complex income applicants
- Provides investor-grade assurance in higher-risk files
Typical risk addressed:
- Income fraud, inflated earnings, unverifiable self-employment claims

How Mortgage Fraud Detection Cuts Underwriting Cost 30%
Fewer False Positives, Cleaner Files
Lenders using Application Data Verification see false positives under 1%. Your underwriters clear findings, not noise — and the files they close stand up to an investor review.
One Place to Work Findings
Every finding lands in one place. Your underwriter sees the data that triggered it, then clears or escalates it with the decision documented. No reconciling results across four vendor portals. In ICE Encompass, order it one-click or as an automated service order; direct integration with loan conditions arrives September 2026.
Checks a Bureau Report Misses
Application Data Verification searches MERS for undisclosed liens, civil courts for judgments and bankruptcies, and measures the stated employer’s distance from the subject property. These are the findings a post-purchase review would surface later, when the loan is no longer yours to fix.
Around 30% Less Underwriting Cost
Lenders converting to PitchPoint see roughly 30% lower verification cost. Less rework, fewer conditions raised in error, and fewer files sent back.

Mortgage Fraud Detection That Works Across Six Loan Origination Systems — No LOS Lock-In
Most fraud vendors are built around one loan origination system. PitchPoint’s Application Data Verification (ADV) workflow runs natively in six, so changing your LOS does not mean re-implementing fraud detection or renegotiating a second contract.
Integrated into mortgage LOS platforms
PitchPoint's Application Data Verification (ADV) workflow is natively integrated with ICE Encompass (via Encompass Partner Connect), MeridianLink Mortgage (LendingQB), Calyx Point, Calyx Path, and ByteLink (Byte Software), so underwriters order the ADV Fraud Risk Report and work its findings inside the loan origination system they already use — one-click or as an automated service order in Encompass, with direct integration to LOS loan conditions arriving September 2026. Lenders also order the ADV workflow through Mortgage Credit Link (MCL), the web-based order-fulfillment hub now operating as XedaLink. Support for Dark Matter Empower is in development.
